Behind the Envelope

One thing we know without doubt, is that we don’t know what we don’t know…virtually every job comes with unknowns, that only reveal themselves as we enter the project. While On Point Residential Services can anticipate some possibilities, relative to the job, based on our decades of experience, there are always surprises that must be handled, to do the right thing, and give you a high-quality and lasting renovation/remodel/repair.

This exterior entry door replacement was no exception…

We found soaking wet OSB above the door, a bit of deterioration beside the door and as siding was removed, we found additional deterioration under the adjacent window. All of this OSB was carefully cut out and replaced, with envelope tape and flashing applied to manage future weather effects. We also decided on a higher-cost fiberglas door with vinyl jams for long-lasting weather resistance. As this door sees morning sunshine until noon, we opted for Low-E glass as well. The “grids”, called GBG, make cleaning the glass much easier as the grilles are between the glass panes.

In the end this exterior entry will not likely need attention again in our lifetime; the extra materials, time, effort and cost all add up to “the right thing”, and On Point. While it was just a “door replacement”, the scope of work expanded as we entered the project. The exit ramp led to a very happy homeowner and an everlasting envelope.

A bonus on this one is the 3/4 lite glass feature of this door. We like how it opened up the space inside and outside, and created a brighter, warmer, welcoming feel to this side entry.
